This 128,000 square foot shopping center located in Seguin, Texas was evaluated and determined to be an opportunity to take advantage of a motivated institutional seller who wanted to divest themselves of the last property in their partnership.  This property was in an A location in a secondary market that had been neglected and mismanaged.

At the time of the purchase the center was 60% occupied. Gideon made substantial capital improvements and brought in several new national and regional tenants, pushing the occupancy to over 90% in three years.

Gideon sold the property to an out of town investor in 2008 prior to the 2009 crash and achieved returns of over 20% to the partnership.
