Gideon acquired this property in partnership with Centennial Real Estate in the fall of 2016.

The property consists of  21,250 square feet of retail and 7,100 square feet of 2nd story space. The property is located in the southern neighborhood of Dallas known as Oak Cliff. It is about one mile south of the popular Bishop Arts District. This district has been experiencing a tremendous revitalization consisting of specialty retail and restaurants.

The Jefferson Corridor has more parking available and larger sidewalks for better walkability. These factors and others combine to make this property and market prime for redevelopment.

We currently are formulating our development plan for this property. The first step is to bring the physical plant up to code to meet our high quality standards. This will include a new roof, asbestos abatement, electrical systems, facade/store fronts and sewer systems. The 2nd floor concept is to transform the space into loft apartments that also may be used as live- to -work space.

We are already in negotiations with several new tenants for the retail spaces. We believe with the quality of our development we will be able to maximize leasing potential for this development.
