In 2010 Gideon and a capital partner purchased a $20,000,000 note at a substantial discount on two buildings containing approximately 28,000 square feet.  The mortgagor executed a deed in lieu and our partnership took title shortly after the acquisition. At the time of the acquisition the larger building was approximately 50% occupied and the smaller building was vacant.


Over a 3 year period we repositioned the property through a new leasing and marketing strategy, substantially increasing the net operating income. 


The sale of both properties yielded approximately $23,000,000 of sales proceeds yielding returns in excess of 25% to our investors.
