109 S. Carroll St. is located at the front door of The Foundry and has been owned by the current seller for over 40 years.  The site sits on 14,200 sqft. of land and the building is 7,462 sqft.  Gideon believes that The Foundry has transformed over five acres of several mid-century industrial buildings into canvases of commerce including renowned Inspiration Alley.  Though the acquisition and complete repurposing of 109 S. Carroll, Gideon will able to capitalize on The Foundry's efforts and transform this property to meld in with The Foundry experience.  With this transformation, we believe we'll be able to achieve maximum rents resulting in great returns for this project and our partners. 


The building's improvements include a new roof, new plumbing with restrooms, electrical, HVAC, store fronts and all other items necessary for tenants to easily and expeditiously obtain their CO's, allowing partners to reach the investment goals.  After completion of 109 S. Carroll, there will be five boutique spaces ranging from 2,300 sqft. to 1,323 sqft. ready for occupancy.  The fact that these spaces will be ready for occupancy will give the partnership a competitive advantage in leasing.  Tenants will save time and capital because the units will be ready for move in.  Similar competing properties in the area drive average rents that are in the #30 to $38 psf range.
